Roofing in Seventeen Mile Rocks

A mix of housing

Older parts of the suburb have low-set brick homes with tile roofs from the 1970s and 80s; newer streets have two-storey homes with metal or concrete tile roofs. That mix means everything from tile restorations to repairs on near-new metal roofs.

Riverside and flood overlays

Some streets close to the river are in mapped flood areas and can be affected in major river floods. Check City Plan mapping. If a home was flooded, ceilings, insulation and sometimes eaves were replaced; before re-roofing, it's worth confirming the roof framing and tie-downs are sound.

Two-storey homes

Newer two-storey homes need scaffold or edge protection for most roof work. On these, common jobs are resealing penetrations, fixing leaks at the junction of the upper roof and walls, and replacing short-lived gutters.

Commercial and shed roofs

Seventeen Mile Rocks also has sheds, workshops and small commercial buildings. Re-sheeting a shed or small commercial roof is roofing work that still needs the right QBCC licence over $3,300; a Builder – Low Rise licence covers class 10 sheds and classes 2 to 9 up to 2,000 m². Gutters and box gutters

Some older and commercial buildings here have box gutters, which overflow inside the building if they block. They need regular cleaning and proper overflow outlets.
