Roofing in Inala

Inala QLD 4077: a local roofing guide.

Inala was developed by the Queensland Housing Commission from the 1950s, and many original timber and fibro homes remain alongside newer infill.

Post-war homes and their roofs

Original Inala homes are usually small timber or fibro houses on stumps, often with corrugated metal or tile roofs that have been repaired or replaced at least once. On the oldest roofs, rusted sheets, popped nails, tired flashings and small gutters are the usual issues.

Asbestos is the big question

Fibro was widely used in Queensland homes built before 1990, and asbestos cement sheeting is common in post-war houses, including eaves and sometimes roofs. If your Inala home has fibro, get it tested before any roof, eave or gutter work. Removing more than 10 m² of bonded asbestos must be done by a business with a Class B or Class A asbestos removal licence; see our licensing guide. Never water-blast, drill or walk on an asbestos roof.

Re-roofing an older Inala home

A typical re-roof replaces the sheets, renews battens where needed, adds sarking, and fixes the new roof to the wind rating with proper tie-downs. If old asbestos sheeting comes off, the licensed removal and disposal will be a separate line on the quote.

Newer infill

Newer duplexes and homes on subdivided lots usually have metal roofs. Their common problems are leaks around penetrations and undersized gutters.

Keeping costs sensible

Many Inala homes are single-storey on level blocks, which keeps access simple. The big cost variable is usually asbestos, so identify it early.

Inala questions

How do I know if my roof or eaves contain asbestos?

You can't tell by looking. A sample tested by an accredited lab or an asbestos assessor will confirm it. Assume fibro in a pre-1990 home may contain asbestos until tested.

Can my roofer remove asbestos sheeting?

Only if the business holds a Class A or Class B asbestos removal licence, for more than 10 m² of bonded asbestos. Many roofers subcontract this to a licensed removalist.
